About CVL files

A .CVL file typically serves one of two highly distinct professional functions. It is most commonly an XML-based courtroom case log generated by Justice AV Solutions (JAVS) to annotate legal proceedings. Alternatively, it functions as a commercial real estate valuation model created by ARGUS Software.

To open these files, users must rely on niche software. JAVS files are opened using the official JAVS Viewer, while ARGUS valuation files require an expensive, paid commercial license for ARGUS Enterprise or ARGUS Valuation DCF.

Both formats are highly proprietary and present major sharing bottlenecks. JAVS logs are tied exclusively to specific courtroom audio/video systems, making them difficult to share with external legal teams who lack the viewing software. ARGUS files require an enterprise subscription to open, creating frustrating barriers when analysts need to share property cash flow models with investors or stakeholders who do not own the software.

For universal access, JAVS logs are best converted to XML, TXT, or CSV formats for basic text review. ARGUS models should ideally be exported directly to XLSX (Excel) or PDF to ensure financial data is accessible to anyone.

Because these formats are closed ecosystems, direct third-party conversion is extremely difficult. Standard online converters will fail because they cannot read ARGUS's proprietary binary structures or parse the specific metadata schema required by courtroom A/V systems.
