Extract text from EZW files

The .EZW file extension is most commonly associated with easyOFFER, a legacy real estate form automation tool developed by Reagency Systems Corp. These files act as digital containers for real estate transactions, specifically serving as the proprietary format for drafting offers, waivers, and amendments (often compliant with OREA standards in Ontario).
The catch for users is that .EZW files are strictly proprietary. They are not plain text documents and cannot be opened directly in Microsoft Word or Adobe Acrobat. Because easyOFFER is largely discontinued, modern computers lack the specific DLLs and font libraries required to render the forms correctly, leaving users with files they can see but not read. A secondary, less common use (approx. 17%) is for EZ-Forms (formerly EzyForms), a general business form processor.
For archival and legal compliance, the best conversion target is PDF. This freezes the layout, ensuring that checkboxes, legal clauses, and signatures remain visually intact. If you need to extract the property data or conditions for editing, converting to DOCX or TXT is possible, though you will likely lose the rigid form formatting and background lines.
