About D81 files

The .D81 file is primarily a GAEB 90 Data Exchange File (specifically Phase 81 - Bill of Quantities) used extensively in the German construction industry. These files facilitate the transfer of construction tenders, specifications, and pricing data between architects, engineers, and contractors. A secondary, rare use for the .D81 extension is as a Commodore 64 1581 Disk Image, which stores backups of legacy 3.5-inch floppy disks used in emulators like VICE.

To open GAEB .D81 files natively, users typically need specialized, expensive German construction bidding software known as AVA (Ausschreibung, Vergabe, Abrechnung) tools, or dedicated viewing software like GAEB-Konverter. Because the GAEB 90 standard is an outdated legacy ASCII format created in 1990, it possesses severe limitations. It truncates text to 78 characters per line, strips all modern rich-text formatting, and struggles with complex hierarchical data. This makes the format frustrating to handle and completely unreadable in standard text editors or web browsers without severe structural breakage.

Users frequently need to convert .D81 files to modern formats just to read the tender details or calculate pricing without buying a $50/month AVA software subscription. The best conversion targets are .X81 (GAEB DA XML) for importing into modern construction software, or standard XLSX (Excel) and PDF files for manual pricing and review. Be aware that converting a rigid ASCII GAEB file to Excel can sometimes flatten complex chapter and item hierarchies, meaning you must carefully verify the calculated totals afterward.

Converting these files is notoriously difficult because standard online converters fail to parse the strict, positional ASCII line logic of the GAEB 90 specification. Often, only the original certified AVA software can properly interpret the data blocks. Our engine can inspect the raw text layers of the .D81 file, exposing the underlying tender data even when standard tools fail.
